Apartment Move Out Disposal in Boston & Eastern Massachusetts

A better way for apartment operators to handle resident belongings, bulky items, mattresses and trash outs across Greater Boston and Eastern Massachusetts.

ReadyOut gives Boston area multifamily operators one process for what residents leave behind. Residents can schedule and pay for removal before move out. If they do not, the community already has ReadyOut trash out pricing, fast service and documentation in place.

Resident option first. Community trash out second.

One program. One catalog. ReadyOut service, from pickup to documentation. Portfolio level visibility.

$0 for the community to offer · Up to 15% revenue share, where permitted

ReadyOut’s operating standard targets completion by the end of the next business day for eligible community-ordered trash-outs, subject to ReadyOut service coverage and capacity.

Boston multifamily

Boston is dense enough that move out disposal becomes an operating system problem.

Yardi Matrix's Boston market coverage, which includes Greater Boston, Eastern Massachusetts and parts of New Hampshire, currently tracks 183,544 conventional apartment units across 987 multifamily properties.

Yardi separately tracks 247,349 affordable apartment units across 1,422 properties in the same broader Boston coverage area. Those are separate Yardi categories and should not simply be added together as one addressable total.

The same Boston coverage includes only 1,069 SFR and BTR units across 8 properties.

That makes the ReadyOut opportunity here overwhelmingly multifamily. Dense communities. Continuous resident turnover. Loading constraints. Mattresses that require a different disposal path. And the same recurring question: what happens to the bulky items residents leave behind?

ReadyOut turns those individual disposal events into one repeatable operating process.

Massachusetts waste bans

Massachusetts makes move out disposal more complicated.

Move out disposal in Massachusetts is not simply a matter of putting everything into a dumpster.

MassDEP maintains disposal bans for multiple materials that cannot simply enter normal landfill or combustion disposal.

Specific definitions, contamination exceptions and handling requirements vary by material.

That makes move out disposal an operating and routing problem, not just a hauling problem.

ReadyOut is built to coordinate the removal event while accepted materials follow the appropriate local handling path.

  • Mattresses
  • Textiles
  • White goods and large appliances
  • Recyclable paper, cardboard and paperboard
  • Ferrous and nonferrous metal
  • Clean gypsum wallboard
  • Other materials covered by the Commonwealth’s waste bans
Mattresses

In Massachusetts, a mattress is not just another piece of bulky items.

Mattresses are one of the most common bulky items associated with apartment turnover. Massachusetts also specifically bans mattresses from disposal or transport for disposal.

The rule took effect November 1, 2022. In practice, mattresses generally need to enter an appropriate reuse or recycling stream rather than ordinary disposal, subject to applicable exceptions such as contamination.

Multiply that across hundreds of communities and thousands of move outs and one item left behind becomes a recurring operations issue.

ReadyOut gives the portfolio a defined mattress removal path instead of asking every community to solve the same problem again.

  1. A resident leaves a mattress.
  2. Maintenance moves it out of the unit.
  3. It gets staged near the trash area.
  4. Someone still has to determine the proper handling path.
  5. The mattress still has to leave the community.
Before possession

The disposal problem usually starts before the resident leaves.

Residents usually know before move-out which items they are not taking. They knew the mattress was not coming. They knew the sofa needed to go. They knew the dresser would not fit in the next apartment.

But disposal often gets pushed to the final days.

ReadyOut moves that decision earlier.

  1. They try Marketplace.
  2. Give it away.
  3. Ask a friend with a truck.
  4. Move it into the trash room.
  5. Leave it beside the dumpster.
  6. Leave it inside the apartment.
  7. Ask the community what to do at the last minute.
The operating model

Two move out problems. One program.

Before move out

Let the resident solve it

Participating communities give residents a simple ReadyOut pickup option during the move out process. The resident shows what needs to go, sees the ReadyOut price, schedules and pays.

Instead of discovering bulky items after possession, the community gives the resident a way to solve it while the resident still controls the items.

If the resident uses it, the resident pays.

After move out

The community already has the trash out

Not every resident will use the option. Some bulky items will still be left behind.

When the community regains possession, it confirms authority and submits one ReadyOut trash out request.

  • Sofas and sectionals
  • Mattresses and box springs
  • Dressers
  • Tables and chairs
  • Televisions
  • Small appliances
  • Boxes and bagged household items
  • Textiles
  • Patio or balcony items
  • Other common move out bulky items
  • Larger partial or full apartment contents

Item acceptance and handling path vary by market, access, condition and material type.

ReadyOut’s operating standard targets completion by the end of the next business day for eligible community-ordered trash-outs, subject to ReadyOut service coverage and capacity.

Before and after photos, timestamps and completion records document the job.

Get bulky items out so the turn can keep moving.

City of Boston guidance

Boston's normal waste system is not a move out disposal program.

The City of Boston has specific guidance for large residential buildings. It recommends at least two trash and recycling collections per week, with private hauling to supplement neighborhoods receiving only one City collection.

Buildings with more than 12 units must use 2 cubic yard trash receptacles that meet City standards.

These are City of Boston rules and apply within Boston. Other Eastern Massachusetts municipalities set their own collection requirements.

That system is built around recurring household waste.

Move out bulky items arrives differently.

  1. A sectional.
  2. A mattress.
  3. A dining set.
  4. Twenty bags of household contents.
  5. Several apartments turning at the same time.

Having regular trash collection does not make those move out events disappear.

Routine community waste stays with the normal waste program. Move out bulky items and trash outs get their own operating process.

Dense building operations

Dense Boston buildings make removal coordination harder.

Boston area communities can include high rises, mid rises, historic buildings, elevator communities, walk ups, underground garages and tight urban loading areas.

A resident-left sofa on the ninth floor is not simply a hauling problem.

ReadyOut is designed to coordinate the removal event, not simply send a truck.

Building access, parking, elevator rules, material condition and other site requirements can affect individual jobs.

Operating cost

The trash out invoice is not the total cost.

Accounts payable can see what the hauling company charged. It may not see everything the community absorbed before the vendor arrived.

  • Who discovered bulky items?
  • Who took photos?
  • Who contacted the vendor?
  • Who waited for pricing?
  • Who coordinated building access?
  • Did maintenance move bulky items?
  • Was a mattress staged somewhere first?
  • Did the turn crew have to wait?
  • Was a freight elevator reserved?
  • Did someone determine the correct handling path for banned materials?
  • Did someone document everything for a resident charge?

Those activities consume labor and operating capacity.

Across thousands of apartment doors, that hidden work becomes meaningful.

Regional footprint

One program across Greater Boston and Eastern Massachusetts.

For participating portfolios, ReadyOut can support communities throughout the broader Greater Boston and Eastern Massachusetts operating footprint.

Instead of each community solving bulk removal independently, leadership gets one program, one catalog and one reporting structure.

Local waste rules and service eligibility can differ by municipality.

One portfolio program. ReadyOut handles the service.

Market activity

Boston's apartment market keeps turning.

Yardi Matrix reported 7,719 apartment units delivered in 2025, with another 13,670 apartments underway as of December.

Through April 2026, another 499 apartments had been delivered and approximately 13,400 units remained underway. Stabilized occupancy was 95.6% in March.

High occupancy does not eliminate move outs. It means occupied apartments continue moving through the same operating cycle.

  1. 1Lease.
  2. 2Occupancy.
  3. 3Notice to vacate.
  4. 4Move out.
  5. 5Turn.
  6. 6New resident.

Across a large professionally managed market, that creates thousands of recurring bulky items, bulky item and mattress decisions.

ReadyOut turns those events into one process.

Consistency

Massachusetts waste rules make consistency more valuable.

A decentralized model asks each community to figure out the same questions repeatedly.

  • Which vendor should we call?
  • What will the mattress cost to remove?
  • What handling path applies?
  • Do textiles require separate handling?
  • How should large appliances be routed?
  • Does the vendor cover this municipality?
  • What should the job cost?
  • How fast can it be completed?
  • How should completion be documented?

That is a lot of operating decision making around a routine turnover event.

ReadyOut handles the process. The community identifies what needs to go. ReadyOut coordinates the removal workflow. Leadership gets consistency and visibility.

Multifamily first

This is overwhelmingly a multifamily market.

Yardi Matrix currently tracks only 1,069 SFR and BTR units across 8 properties in its broader Boston market coverage.

That is materially smaller than the professionally managed rental home footprint in markets such as Phoenix, DFW, Atlanta or Houston.

For ReadyOut, Boston is first and foremost an apartment portfolio opportunity.

Resident experience

Put disposal into the resident move out journey.

Move out instructions already cover keys, cleaning, utilities, final inspections, elevator reservations, move out dates and forwarding addresses.

bulky items, bulky items and mattress disposal belong in that same process.

Instead of only telling residents what they cannot leave behind, give them a clear option for what they can do.

  1. Show what needs to go.
  2. See the price.
  3. Schedule the pickup.
  4. Pay.
  5. Remove it before move out.

That changes the disposal conversation.

Procurement

One catalog instead of repeated quotes.

  1. 01Community discovers bulky items.
  2. 02Someone takes photos.
  3. 03Community contacts a vendor.
  4. 04Vendor asks for details.
  5. 05A quote comes back.
  6. 06Someone approves it.
  7. 07Building access is coordinated.
  8. 08The job is scheduled.
  9. 09The apartment is cleared.
  10. 10The invoice arrives.
  11. 11Then the next move out starts the process again.

ReadyOut replaces that repeated transaction with a defined service catalog.

Common work is priced under the program. Communities know how to order. ReadyOut handles execution to a defined standard. Leadership can see the activity.

That is fundamentally different from buying every trash out as a new problem.
