Municipal fragmentation

Southern California is not one waste market.

A regional apartment portfolio can cross dozens of cities without leaving Los Angeles and Orange County. The waste system can change each time it crosses a municipal boundary.

The City of Los Angeles maintains a current list of permitted waste service. For operators, that is one more reason local vendor credentialing matters.

Anaheim contracts with Republic Services for solid waste and bulky item collection. The City's household program allows three no cost pickups per calendar year with up to 20 items per pickup, requires advance scheduling, is not intended for emergency removals and states that crews do not enter homes to retrieve items.

For multi-unit customers with bin service, Anaheim's franchise agreement provides separate bulky-item collection terms, including service within seven calendar days of a request and quantity limits.

Los Angeles, Irvine, Anaheim, Santa Ana, Long Beach and surrounding cities can all operate differently.

Different local waste systems do not need to mean a different move out process at every community.

Yardi Matrix reported 11,400 Los Angeles apartment deliveries during 2025.
