Apartment Move Out Disposal in Phoenix

A better way for apartment operators to handle resident belongings, bulky items and trash outs across Metro Phoenix.

ReadyOut gives Metro Phoenix multifamily operators one process for what residents leave behind. Residents can schedule and pay for removal before move out. If they do not, the community already has ReadyOut trash out pricing, fast service and documentation in place.

Resident option first. Community trash out second.

One program. One catalog. ReadyOut service, from pickup to documentation. Portfolio level visibility.

$0 for the community to offer · Up to 15% revenue share, where permitted

ReadyOut’s operating standard targets completion by the end of the next business day for eligible community-ordered trash-outs, subject to ReadyOut service coverage and capacity.

Metro Phoenix multifamily

Phoenix is large enough that move out disposal becomes a portfolio problem.

Yardi Matrix currently tracks 520,807 apartment units across 2,245 multifamily properties in Metro Phoenix, spanning 46 submarkets and 35 cities across Maricopa and Pinal counties.

The same Yardi coverage includes another 35,621 SFR and BTR units across 195 properties.

At that scale, residents are constantly moving through the leasing and turnover cycle. Some take everything. Some leave a mattress. Some leave sofas, boxes, televisions, garage contents or other bulky items. Some leave enough behind that the community needs a full trash out before the turn can keep moving.

ReadyOut turns those individual disposal events into one repeatable operating process.

Before possession

The disposal problem usually starts before the resident leaves.

Residents usually know before move-out which items they are not taking. They knew the sectional was not coming. They knew the mattress needed to go. They knew the dining table would not fit in the next place.

But disposal often is not addressed until the final days of the move.

ReadyOut moves that decision earlier.

  1. They try to sell it.
  2. Give it away.
  3. Put it beside the dumpster.
  4. Move it near a garage.
  5. Leave it in a common area.
  6. Leave it inside the apartment.
  7. Ask the community what to do at the last minute.
The operating model

Two move out problems. One program.

Before move out

Let the resident solve it

Participating communities give residents a simple ReadyOut pickup option during the move out process. The resident shows what needs to go, sees the ReadyOut price, schedules and pays.

Instead of discovering bulky items after possession, the community gives the resident a way to solve it while the resident still controls the items.

If the resident uses it, the resident pays.

After move out

The community already has the trash out

Not every resident will use the option. Some bulky items will still be left behind.

When the community regains possession, it confirms authority and submits one ReadyOut trash out request.

  • Sofas and sectionals
  • Mattresses and box springs
  • Dressers
  • Tables and chairs
  • Televisions
  • Small appliances
  • Boxes and bagged household items
  • Patio items
  • Garage contents
  • Other common move out bulky items
  • Larger partial or full apartment contents

Item acceptance varies by market, access and material type.

ReadyOut’s operating standard targets completion by the end of the next business day for eligible community-ordered trash-outs, subject to ReadyOut service coverage and capacity.

Before and after photos, timestamps and completion records document the job.

Waste systems

Large Phoenix apartment communities already operate outside the normal residential waste system.

Phoenix City materials state that regular City solid waste collection is not the standard service for commercial or industrial establishments, and buildings with more than 30 multifamily dwelling units generally fall outside regular collection apart from limited legacy exceptions.

The City's residential bulk trash program is also built around individual households. Pickups are appointment based, and the current program limits each residence to its own pile of no more than 10 cubic yards. Neighborhoods may coordinate appointment dates, but waste should not be combined into one shared oversized pile.

That illustrates the gap. A 300 unit apartment community does not have one household move out problem. It has hundreds of leases moving through the turnover cycle.

Residential bulk collection and portfolio move out disposal are not the same operating problem.

ReadyOut is built around the second one.

Hidden expense

The dumpster should not be the move out plan.

Routine community waste and move out bulky items are different operating problems.

Maintenance time

Skilled maintenance time belongs on work orders and unit turns, not hauling resident bulky items around the community.

Dumpster capacity

Mattresses, sectionals and household contents left behind consume space, create extra pulls and can overwhelm an enclosure.

Compactor risk

Bulky items can jam or damage equipment that was never meant to handle them.

Rentable space

A garage you could rent should not become storage for resident belongings you still have to pay to remove later.

Moving the bulky items around the community does not make the cost disappear.

The best trash out is the one the community never has to buy.

Operating cost

The trash out invoice is not the total cost.

Accounting can see the hauling invoice. It may not see everything the community did before the vendor arrived.

That work consumes operating resources even when it never appears under a line item called trash out.

Across hundreds or thousands of annual move outs, the hidden expense can become meaningful.

Valley footprint

One Phoenix program across the Valley.

  • Goodyear
  • Avondale
  • Buckeye
  • Queen Creek

  • and surrounding Valley communities

Yardi Matrix's Phoenix market spans 35 cities across Maricopa and Pinal counties.

Instead of each community creating its own bulky-item hauling solution, leadership gets one program, one catalog and one reporting structure.

One portfolio program. ReadyOut handles the service.

Built for large Metro Phoenix multifamily portfolios.

Management companies

Run one move out disposal program across participating Phoenix communities.

Regional operations

Give onsite teams a defined process instead of requiring every community to solve resident-left items independently.

Procurement

Use one service process, reduce pricing variation and see what communities are actually spending.

Asset management

See where move out disposal costs and maintenance time and community expense are occurring.

Community teams

Give residents one removal option and onsite teams one trash out process.

Market scale

Phoenix's scale makes consistency matter.

Yardi Matrix now tracks more than half a million apartment units in Metro Phoenix.

Every apartment eventually moves through the same operating cycle.

  1. Lease.
  2. Occupancy.
  3. Notice to vacate.
  4. Move out.
  5. Turn.
  6. New resident.

Even a portfolio representing a small share of Phoenix's rental inventory can contain thousands or tens of thousands of doors.

At that scale, move out disposal is not a random maintenance problem. It is an operating category.

ReadyOut gives operators a way to manage it accordingly.

Also for SFR and BTR

Phoenix is one of the country's largest professionally managed rental home markets.

Yardi Matrix currently tracks 35,621 SFR and BTR units across 195 Phoenix area properties.

Realtor.com found that institutional investors, defined in the study as investors with more than 350 purchases since 2015, purchased 39,888 single family homes in Phoenix Mesa Chandler from 2015 through 2025, the fourth highest cumulative total among metros in its study.

That figure measures historical institutional acquisition activity over the decade. It is not a current rental inventory count.

The home is different. The move out problem is not.

  • bulky items
  • Mattresses
  • Garage contents
  • Patio items
  • Boxes and household contents
  • Move out debris

Resident removal before move out. Home trash out after possession if it is still needed.

Phoenix leads the active BTR construction pipeline.

RealPage reported 59,660 BTR units under construction nationally as of August 2026, with Phoenix alone accounting for roughly 10% of that activity and leading the country.

Resident experience

Put disposal into the resident move out journey.

The best time to solve a bulky-item problem is while the resident still controls the item.

The resident sees a real removal option before leaving the item behind becomes the easiest choice.

Procurement

One catalog instead of repeated quotes.

  1. 01Community discovers bulky items.
  2. 02Someone takes photos.
  3. 03Community contacts a vendor.
  4. 04Vendor reviews the job.
  5. 05A quote comes back.
  6. 06Someone approves it.
  7. 07Vendor schedules.
  8. 08Job gets completed.
  9. 09Invoice arrives.
  10. 10Then the next unit starts the process again.

ReadyOut replaces that repeated transaction with a defined service catalog.

Common work is priced under the program. Communities know how to order. ReadyOut handles execution to a defined standard. Leadership can see the activity.

That is fundamentally different from buying every trash out as a new problem.
