Apartment Move-Out Disposal in Raleigh–Durham

One move-out disposal program for apartment, build-to-rent and professionally managed rental portfolios across the Research Triangle.

ReadyOut gives rental-housing operators one system for the furniture, mattresses, bulk items and move-out debris residents leave behind. Residents can arrange and pay for removal before move-out. When items are still left behind after possession, the community can order a trash-out through the same program.

One catalog. One operating process. ReadyOut service, from pickup to documentation. Portfolio-level visibility.

$0 for the community to offer · Up to 15% revenue share, where permitted

ReadyOut’s operating standard targets completion by the end of the next business day for eligible trash-out orders, subject to ReadyOut service coverage and capacity.

Research Triangle multifamily

Move-out disposal built for more than 300,000 apartment doors.

Raleigh–Durham has grown into one of the Southeast’s largest professionally managed rental-housing markets.

Yardi Matrix currently tracks 307,060 apartment units across 1,230 properties in the Raleigh–Durham market, spanning 40 submarkets and 38 cities across the Research Triangle and surrounding communities. Yardi tracks another 4,851 SFR/BTR units across 21 communities.

RealPage reported approximately 2,300 build-to-rent units under construction in Raleigh–Durham in May 2026, putting the market among the country’s leading BTR development centers. Southeast Raleigh alone accounted for more than 1,500 units underway.

Realtor.com found institutional investors accounted for 3.5% of Raleigh-Cary single-family purchases from 2015 through 2025, one of the higher shares among major U.S. metros.

Different building types. The same move-out problem. What happens to everything residents leave behind? ReadyOut gives operators one answer.

Before possession

Solve the disposal problem before move-out.

Residents usually know before move-out which furniture they are not taking. They knew the couch was not coming, the mattress needed to go, the dining table would not fit, and there were household items they did not want to move.

Disposal gets pushed to the final days.

ReadyOut moves that decision earlier.

  1. They try to sell it.
  2. Give it away.
  3. Find someone with a truck.
  4. Put it beside the dumpster.
  5. Leave it in the garage.
  6. Surrender possession with items still inside.
The operating model

Two move-out problems. One program.

Before move out

Resident move-out pickup

Participating communities can give residents access to a simple removal menu during the move-out process. Residents choose what needs to be removed, schedule service and pay for the pickup.

ReadyOut sets the resident price. Participating communities can receive a revenue share of up to 15% on eligible resident-paid orders, where permitted.

Instead of waiting to discover what was left behind, the community gives residents a disposal option while they can still solve the problem themselves.

Remove the item before the community inherits it.

After move out

When items are left behind, handle the trash-out

Resident-paid removal will not prevent every trash-out. When possession is returned and contents remain, the community can order a ReadyOut trash-out.

  • Sofas and sectionals
  • Mattresses and box springs
  • Dressers
  • Tables and chairs
  • Televisions
  • Small appliances
  • Boxes
  • Bagged household contents
  • Patio furniture
  • Garage contents
  • General move-out debris
  • Partial apartment contents
  • Full trash-outs

ReadyOut’s operating standard targets completion by the end of the next business day for eligible trash-out orders, subject to ReadyOut service coverage and capacity.

Before-and-after documentation gives the community a record of what was present and what was removed.

Get the unit empty so the turn can continue.

Municipal service limits

Municipal bulk pickup is not an apartment move-out program.

Raleigh offers bulky-item collection for large household items such as furniture and appliances, but that service is specifically available to residents who receive city curbside garbage collection. The city states its bulky and special-load collection services are not available to businesses or commercial entities.

Durham makes a similar distinction. The city says most apartment complexes and townhome communities are considered multifamily properties and are not serviced by the city. Properties using dumpsters or private waste companies are also not eligible for city bulky-item pickup.

That matters for apartment operators. A resident living in a single-family home may have access to municipal bulky-item collection. A professionally managed apartment community may not.

ReadyOut gives multifamily operators a dedicated process for exactly that gap.

Hidden expense

The dumpster should not be the move-out plan.

Routine household trash and move-out waste behave differently.

Everyday garbage enters gradually. Move-out debris can appear all at once: a sectional, two mattresses, a bedroom set, patio furniture, boxes, twenty bags of household contents, an entire apartment with items left behind.

Several move-outs in one weekend can overwhelm an enclosure quickly. Then maintenance moves furniture, photos get taken, a vendor is called, a quote requested, someone approves the work, and items may be handled several times before leaving the property.

Routine community waste stays with the normal waste program.

Move-out furniture and items left in the apartment get their own operating process.

Operating cost

The trash-out invoice is not the total cost.

Accounts payable can see what the hauling vendor charged. It cannot necessarily see everything that happened before the invoice arrived.

  • Who discovered the furniture?
  • Who photographed it?
  • Who contacted the vendor?
  • Who waited for pricing?
  • Who approved the work?
  • Did maintenance move anything?
  • Was furniture staged beside the dumpster first?
  • Did the turn crew have to wait?
  • Did someone document everything for a resident charge?

Every step consumes labor or operating capacity. At one property it may look insignificant.

Across thousands of apartment doors and hundreds of annual move-outs, it adds up. ReadyOut turns move-out disposal into a defined operating function.

Triangle footprint

One Raleigh–Durham program across the Triangle.

ReadyOut can support rental portfolios throughout the Research Triangle and surrounding communities. Yardi’s Raleigh–Durham market spans 38 cities across 10 counties, illustrating how quickly a regional portfolio can cross municipal and county boundaries.

Instead of every community finding its own removal solution, ReadyOut gives operators a common catalog, ordering workflow and service standard.

One portfolio program. ReadyOut handles the service.

Who it is for

Built for large multifamily portfolios.

Property management companies

Create one move-out disposal program across multiple Raleigh–Durham communities.

Regional operations teams

Give onsite teams a clear process instead of asking each community manager to solve resident-left furniture alone.

Procurement teams

Use one service process, reduce pricing variation and understand what communities are actually purchasing.

Asset management teams

Identify where move-out disposal expenses occur and where operating costs may currently be hidden inside maintenance and community-level activity.

Community teams

Give the community team one place to send both resident-paid removal requests and community-ordered trash-outs.

Market growth

Raleigh–Durham is still adding apartments.

The Triangle continues to expand its apartment inventory. Developers delivered 2,157 apartment units during the first four months of 2026, equal to approximately 1% of existing stock during that period.

Yardi reported stabilized occupancy of 93.1% in March 2026, while Raleigh–Durham employment increased 1.6% during 2025.

More than 300,000 professionally tracked apartment units already exist across the market. Every apartment eventually enters the same operating cycle.

  1. 1Lease.
  2. 2Occupancy.
  3. 3Notice to vacate.
  4. 4Move-out.
  5. 5Turn.
  6. 6New resident.

At that scale, move-out disposal is not an occasional bulky items-removal problem. It is an operating category.

BTR secondary

Raleigh–Durham is becoming a major build-to-rent market.

RealPage reported approximately 2,300 BTR units under construction across Raleigh–Durham in May 2026, with Southeast Raleigh alone accounting for more than 1,500 units.

BTR residents leave furniture, mattresses, garage contents, patio furniture, boxes, household goods and large bulky items.

The property type changes. The problem does not.

Resident-paid removal before move-out. Community-ordered trash-out after possession.

SFR secondary

Raleigh–Durham also has a meaningful institutional SFR footprint.

Realtor.com found institutional investors represented 3.5% of single-family home purchases in Raleigh-Cary from 2015 through 2025, compared with approximately 1% nationally in its broader analysis.

Professionally managed rental homes create the same move-out problem. Someone still has to get the home empty before the next turn can proceed.

ReadyOut gives SFR operators the same basic move-out disposal workflow available to multifamily portfolios.

Resident experience

Put disposal into the resident move-out journey.

The best time to solve a resident-left furniture problem is while the resident still controls the item.

Instead of only telling residents what they cannot leave behind, give them something they can do.

  1. Select the item.
  2. See the price.
  3. Schedule the pickup.
  4. Remove it before move-out.

That changes the disposal conversation.

Procurement

One catalog instead of repeated quotes.

  1. 01The onsite team discovers the items.
  2. 02Someone takes photos.
  3. 03A vendor is contacted.
  4. 04The vendor asks for more information.
  5. 05A quote comes back.
  6. 06Someone approves it.
  7. 07The vendor schedules service.
  8. 08The unit gets cleared.
  9. 09The invoice arrives.
  10. 10Then the entire process begins again with the next move-out.

Without a consistent program, every trash-out can become its own purchasing event. ReadyOut replaces that repeated cycle with a defined service catalog.

Common jobs can be priced in advance. Community teams know how to order. ReadyOut handles execution to a defined standard. Operators can see activity across the portfolio.

That creates a fundamentally different operating model.
