Apartment Move-Out Disposal in San Antonio

One move-out disposal program for apartment, build-to-rent and professionally managed rental portfolios across Greater San Antonio.

ReadyOut gives rental-housing operators one system for the furniture, mattresses, bulk items and move-out debris residents leave behind. Residents can arrange and pay for removal before move-out. When items are still left behind after possession, the community can order a trash-out through the same program.

One catalog. One operating process. ReadyOut service, from pickup to documentation. Portfolio-level visibility.

$0 for the community to offer · Up to 15% revenue share, where permitted

ReadyOut’s operating standard targets completion by the end of the next business day for eligible trash-out orders, subject to ReadyOut service coverage and capacity.

San Antonio rental market

Move-out disposal built for nearly 250,000 apartment doors.

San Antonio has become one of Texas’s largest professionally managed rental-housing markets. Yardi Matrix currently tracks 246,705 apartment units across 1,041 properties in its San Antonio market, covering 45 submarkets and 21 cities across Bexar, Comal and Guadalupe counties.

Yardi tracks another 7,867 SFR/BTR units across 44 communities throughout Greater San Antonio.

That creates a substantial rental-housing market:

What happens to everything residents leave behind?

Before possession

Solve the disposal problem before move-out.

Residents usually know before move-out which furniture they are not taking. They knew the sectional was not coming. They knew the mattress needed to go. They knew the dining table would not fit in the next place. They knew there were things in the garage they did not want to move.

But disposal often gets pushed to the final days. Then:

ReadyOut moves that decision earlier.

  1. They try to sell it.
  2. Give it away.
  3. Find someone with a truck.
  4. Put it beside the dumpster.
  5. Leave it in the garage.
  6. Or surrender possession with the items still inside.
The operating model

Two move-out problems. One program.

Before move out

Resident move-out pickup

Participating communities can give residents access to a simple removal menu during the move-out process. Residents select what needs to be removed, schedule service and pay for the pickup.

ReadyOut sets the resident price. Participating communities can receive a revenue share of up to 15% on eligible resident-paid orders, where permitted.

Instead of waiting to discover what was left behind, the community gives the resident a disposal option while the resident can still solve the problem.

Remove the item before the community inherits it.

After move out

When items are left behind, handle the trash-out

Resident-paid removal will not prevent every trash-out. When possession is returned and contents remain, the community can order a ReadyOut trash-out.

  • Sofas and sectionals
  • Mattresses and box springs
  • Dressers
  • Tables and chairs
  • Televisions
  • Small appliances
  • Boxes
  • Bagged household contents
  • Patio furniture
  • Garage contents
  • General move-out debris
  • Partial apartment contents
  • Full trash-outs

ReadyOut’s operating standard targets completion by the end of the next business day for eligible trash-out orders, subject to ReadyOut service coverage and capacity.

Before-and-after documentation gives the community a record of what was present and what was removed.

Get the unit empty so the turn can continue.

Local waste systems

Large apartment communities operate differently from individual San Antonio households.

San Antonio provides residential garbage and recycling services to individual households and certain small multifamily properties. The city says multifamily properties with eight units or fewer may request and pay for city curbside garbage and recycling collection. Larger professionally managed communities generally operate differently and arrange their own collection infrastructure.

That distinction matters.

A household getting rid of one couch is dealing with a one-time disposal event. A 300-unit apartment community is managing resident turnover throughout the year.

ReadyOut is built for that operating environment.

Municipal programs

Municipal bulk collection is not a portfolio move-out program.

San Antonio offers residential curbside bulky-item collection twice per year. Furniture, mattresses, large appliances and other household items can be accepted through that residential program, subject to collection schedules and volume requirements.

The city’s bulky-waste drop-off centers are specifically for residential customers, require qualifying documentation and do not accept material delivered by commercial waste services.

Those services can be useful for individual residents. They do not create a portfolio operating system for a professionally managed apartment community that regains possession of a unit today and needs it empty for the turn tomorrow.

ReadyOut does.

Hidden expense

The dumpster should not be the move-out plan.

Normal apartment waste and move-out waste behave differently.

Everyday household garbage enters the waste stream gradually. Move-out debris can arrive all at once:

  • A sectional.
  • Two mattresses.
  • A bedroom set.
  • Patio furniture.
  • Boxes.
  • Twenty bags of household contents.
  • An entire apartment with items left behind.

Several residents moving during the same weekend can overwhelm an enclosure quickly. Then maintenance moves furniture, photos get taken, a vendor gets called, a quote gets requested, someone approves the job, and furniture may be handled several times before it finally leaves the community.

Routine community waste stays with the normal waste program.

Move-out furniture and items left in the apartment get their own operating process.

Vendor credentialing

Vendor credentialing matters in San Antonio.

San Antonio requires businesses hauling commercial solid waste within the city to hold a Commercial Solid Waste waste service Vehicle Permit. Commercial waste service must meet city requirements that include permitting, vehicle information and insurance requirements.

That matters for a professionally managed rental portfolio. The person who can remove a sofa cheaply is not necessarily the right portfolio-level service. Operators need more than a truck. They need:

ReadyOut provides a consistent service standard.

Multiple waste streams

San Antonio multifamily operators already manage multiple waste streams.

The City of San Antonio requires multifamily properties to provide recycling service to residents. Property managers are responsible for securing recycling collection and ensuring that recycling capacity and access meet city requirements.

That means professionally managed apartment communities already operate with more than one waste stream. Trash. Recycling. And then there is move-out material:

  • Furniture.
  • Mattresses.
  • Electronics.
  • Cardboard.
  • Metal.
  • Reusable household goods.
  • General debris.

ReadyOut creates a dedicated operating layer around that move-out stream rather than forcing it into the property’s everyday waste system.

Operating cost

The trash-out invoice is not the total cost.

Accounts payable can see what the hauling vendor charged. It cannot necessarily see everything that happened before the invoice arrived.

Every step consumes labor or operating capacity. At one community, that work can look insignificant.

Across thousands of rental doors and hundreds of annual move-outs, it adds up. ReadyOut turns move-out disposal into a defined operating function.

Market fundamentals

San Antonio has added apartments at significant scale.

San Antonio has experienced a major apartment-development cycle. Developers completed 9,626 apartment units during 2025, equal to approximately 3.9% of the market’s existing stock at the time. Another 11,955 apartments were under construction as of March 2026, with approximately 33,000 additional units in planning and permitting stages.

For ReadyOut, the important point is the size of the operating base. Nearly 250,000 professionally tracked apartment units already exist across the market.

  1. 1Lease.
  2. 2Occupancy.
  3. 3Notice to vacate.
  4. 4Move-out.
  5. 5Turn.
  6. 6New resident.

At that scale, move-out disposal is not an occasional bulky items-removal problem. It is an operating category.

Build-to-rent

San Antonio is also a build-to-rent market.

Traditional apartments are only part of Greater San Antonio’s rental housing. Yardi Matrix currently tracks 7,867 SFR/BTR units across 44 communities in the market.

Build-to-rent communities create many of the same recurring move-out challenges as apartments. Residents leave:

The type of home changes. The operating problem does not.

Resident-paid removal before move-out.

Community-ordered trash-out after possession.

Scattered-site logistics

SFR and BTR create a different logistics problem.

Apartment communities concentrate hundreds of rental doors in one location. Single-family rentals can spread move-outs across an entire metropolitan area.

One house may be in New Braunfels. Another in Converse. Another in Schertz. Another near Stone Oak. Another in Cibolo.

Without a consistent process, every home can become another logistics decision.

ReadyOut gives rental-home operators a common service framework across the metro.

  • Which vendor serves the address?
  • What will it cost?
  • When can they arrive?
  • Who confirms completion?
  • Does someone need another quote?
Resident experience

Put disposal into the resident move-out journey.

The best time to solve a resident-left furniture problem is while the resident still controls the item.

Instead of only telling residents what they cannot leave behind, give them something they can do.

  1. Select the item.
  2. See the price.
  3. Schedule the pickup.
  4. Remove it before move-out.

That changes the disposal conversation.

  • Notice-to-vacate acknowledgments
  • Move-out checklists
  • Resident portals
  • Move-out reminder emails
  • Final inspection instructions
  • Community office materials
  • QR codes
  • Property management communications
Procurement

One catalog instead of repeated quotes.

  1. 01The onsite team discovers the items.
  2. 02Someone takes photos.
  3. 03A vendor is contacted.
  4. 04The vendor asks for more information.
  5. 05A quote comes back.
  6. 06Someone approves it.
  7. 07The vendor schedules service.
  8. 08The unit gets cleared.
  9. 09The invoice arrives.
  10. 10Then the entire process begins again with the next move-out.

Without a consistent program, every trash-out can become its own purchasing event. ReadyOut replaces that repeated cycle with a defined service catalog.

Common jobs can be priced in advance. Community teams know how to order. ReadyOut handles execution to a defined standard. Operators can see activity across the portfolio.

That creates a fundamentally different operating model.
